What a home watch visit actually checks

If you own a house near Salem or Keizer and live somewhere else, the question is usually not “should someone look in on it” — it is “what would that person actually do?” Here is the honest answer for our visits, and what a monthly plan costs.
What gets checked on a visit
Every visit is a walk-through, inside and out, done the same way each time so changes stand out. On each visit we check:
- Doors and windows
- Every accessible door and window is tried and looked over for damage or signs of entry.
- Leaks
- Under sinks, around water heaters and toilets, and at ceilings — anywhere water leaves a trace before it becomes a claim.
- Storm damage
- After weather, the exterior, roofline and gutters are walked for what the last storm did.
- Exterior lighting
- Lights are checked so the house does not sit dark.
- Pests
- Droppings, nests, chewed materials — the signs that show up weeks before an infestation does.
- Signs of entry
- Anything that looks like someone tried to get in, on any visit, inside and out.
Photos of each area go into the report, so you can see the rooms yourself, not just read about them.
Who comes, and what you get after
The same named caretaker comes every time — not a rotating stranger — and files the report before leaving your driveway, so you get an email the same day: what was checked, the photos, and a note written by the person who stood in your kitchen. If everything is fine the report says All clear and says when the next visit is. If something is not, it says what was found and what happens next — and if it is urgent, you get a call, not an email. How we handle a plumber, glass repair or the police on your behalf is decided by the emergency plan you set when you join.
How often, and what it costs
Our Basic plan is $99/month, with two visits a month, and it is the only plan on sale right now. That works out to a walk-through roughly every other week, which is often enough to catch a leak or a broken window while it is still a repair instead of a claim. Larger plans that add routine maintenance and full property care are on the way, but not sold until they are ready — the waitlist is the honest place for them today.
What Basic does not include matters as much: it is visual checks and reporting, not repairs or contracted work. If you want someone to fix the fence, a home watch plan is the wrong tool; if you want to know the fence blew down before your neighbors do, it is the right one.
Getting in
A visit only works if we can enter. You choose the way in when you set up: mail us a key, drop one off, or provide a lockbox or keypad code. Access details are stored privately, shown only to your caretaker on visit day, and deleted if you cancel. You can also ask for an arrival check before you come to town, and the report you get ends with two words: Ready for you.
